Leavitt Avenue Addition

Challenge

The Owners wanted to buy a home with room for their future family. The existing two flat was small, but in a desirable location, so they decided to build an addition to meet the needs the existing house couldn’t meet.

The existing kitchen was small and narrow and the bathroom was in the middle of the house between the living room and the dining room. A small bedroom was also on the first floor. The circulation between the second floor rooms was awkward and a recent bathroom remodeling did not function well.

The Program was to provide two bedrooms and a bathroom on the second floor, along with a Master suite complete with walk-in closets and private bath. The first floor would house the living, kitchen, dining and office functions. The basement would house mechanicals, laundry, family room and a guest bedroom.

Solution

An 11 foot deep addition was added after removing an old enclosed porch structure. The addition housed the utility area in the basement, the kitchen on the first floor, and the Master bedroom on the second floor.

The bathroom was removed from the middle of the first floor and relocated in the corner. A fireplace was added between the living and dining areas. Stairs to the second floor were rebuilt and expanded.

The second floor had a new bathroom at the front of the house to serve the children’s bedrooms, while the Master suite had a steam shower and taller ceiling with clerestory windows.
